Small infill lots are worth more than they look

Not every good piece of land is big. Some of the most useful parcels we buy are single lots and small tracts inside towns that were simply skipped over.
Why small parcels work
- Utilities are already there. Water and sewer usually run in the street, so there is no line extension to pay for.
- The road exists. No new street means no paving, curb or stormwater pipe.
- Buyers want to be close in. A new home near shops and schools sells faster than one far out.
What can hold one back
Older lots sometimes fall below today’s minimum lot size, or sit in a historic district with design review. Some have an old easement or a title problem from decades ago. A title search and a quick call to the planning office answer most of it.
