Townhomes or single-family homes?

The same piece of land can become a street of houses or a row of townhomes. Which one we build comes down to a few practical questions.
What the zoning allows
Townhomes usually need zoning that allows more homes per acre. If the land is not zoned for it, a rezoning may be possible near town centers and main roads.
What buyers in the area want
Near jobs, colleges and downtowns, townhomes give buyers a new home at a lower price than a detached house. In family areas with good schools, single-family homes with yards tend to sell best.
What the land can carry
Townhomes need sewer and good road access. Steep or irregular land often suits a smaller number of single-family homes better.
Mixed neighborhoods
Many of our sample projects mix the two. Townhomes near the entrance and the amenities, with single-family homes deeper in, give buyers a range of prices in one neighborhood.
